Unbuilt Home Purchase - negotiable

Stephen Graham answered:
From my experience, builders are more apt to negotiate aggressively with their inventory homes; they simply want them off the books. - A few hours ago

"Please be aware that we do require that your representing agent accompany you and register you on your first visit, so please come by and see us and by all means, bring your agent."

This is a policy that can really hurt home buyers. I have provided a link below. - Yesterday, 06:22
You can try to do whatever you wish. Generally speaking, however, home builders protect realtor commissions for the sake of encouraging cooperation with Realtors; these professionals are a key part of providing exposure to theses builders’ new homes. Therefore, a buyer would not save in this area.

However, if a builder agreed to give a discount because a buyer decided not to be represented, you must ask an important question: Is the builder trying to save the buyer money or himself? Would a good buyer’s agent expose something adverse that an unsuspecting buyer would simply be unaware of? Are you, as buyer, able to discern the contractual details on the final HUD-1 that proves indeed you saved on commissions? - Tue May 20 2008, 10:32
Stephen Graham answered:
Look for a buyer's broker (agent) who is versed with new homes and new construction -- and is committed to you, the buyer. - Wed Jul 23 2008, 15:49
Stephen Graham answered:
I agree with Barry; you cannot trust your funds with some home builders right now. The building process requires a substantial financial commitment upfront. It would be hard to determine a builder’s ability to finish the project.

Advice: find an inventory new home that you can live with and strike a good deal. - Wed Jul 23 2008, 15:43
