Having lived in the Greater Atlanta area for over 40 years I have seen substantial changes in the landscape of the area. While the area has experienced tremendous growth, the one thing that has remained constant is our "Southern Hospitality". So welcome to Atlanta!

Luke you stated "I know you usually charge 1% to originate a loan but will you do it to half?" thereby essentially putting over $2000 back in your pocket, I probably would have no such problem doing that for you. If the file was pretty clean and not going to cause me much headache, why not?

Absolutely not!!! I do the same for every client. When I make the commitment to represent a buyer I make the commitment to represent the buyer, price is not a concern. I enter into a buyer broker agreement with the buyer that ties me to them just as it ties them to me. I don't take what I do lightly.

One other item that you should take from this conversation is that you want to deal with an agent that is not afraid to shoot you straight. You don't want someone who will just talk up a house to get a commission check, you want someone who will give it to you straight and "earn" their pay. Johndoe, Let me see if I can help you understand what a qualified buyers agent does.

When your selling agent listed your home she prepared one market analysis on a home where you know the subdivision very well. The buyers agent for your new home should be preparing a market analysis for each home you are interested in, providing you with enough information to educate you as well as a REALTOR who works in the subdivision every day.

You should not have to look through hundreds of listings. You should meet with your buyers agent and discuss your exact criteria. Your agent should then input your criteria into the database and set you up on the client gateway so that you are notified every day when a new listing comes available. You would then in turn be going through fewer properties and only selecting the cream of the crop to view in person. Seems to me that this in itself may be of value to you for not having to look through hundreds of listings every day just to find new ones that may or may not be what you are looking for. After all, time is money.

You mention that you are the one coming up with the negotiating strategies. Why? Have you negotiated many real estate transactions? Bear in mind that we as experienced REALTORS negotiate multiple contracts and understand the ins and outs of them.

What about the legal ramifications of the time frames involved in a real estate contract? Do you know a code certified inspector who can provide an in depth analysis of the property selected or will this be handled via the internet or yellow pages? What about negotiating what the inspector finds? Did you know that getting an inspection on new construction was an option? Uneducated buyers are led astray by builders telling them the property was inspected numerous times by the county. What about service after the sale? A simple reminder to file for your homestead exemption can save you money, wouldn't you agree?

Yes, I responded emotionally. If I came up to you and the first thing I said to you involved asking for half of you income would you respond emotionally. Sure you would if you responded at all. And yes I do think you will want a passionate (substituted for emotional) REALTOR representing you in the negotiations. It appears that you do not even use your real name and the first question that you ask is for half of my commission. Pardon me for stating what others are thinking, but you seem to be a rude individual. Will I help out my, buyers sure I will. You will probably find that the ones that will take you up on your offer are not the ones that could and would negotiate much more than 1.5% for you. Michelle this market has had many sellers asking the same question as you. You are not really doing anything wrong. Your home is in a great school district. One thing you may want to try is to have an appraisal done on you home by a licensed appraiser.
