About Me
Member of the Athens Area Association of REALTORS®, Georgia Association of REALTORS®, and the National Association of REALTORS®. I was a REALTOR® with 1st Choice Realty Seneca, Seneca SC, from 2005 through the beginning of 2008 when I decided to stay closer to home, family, and all the traditions of Athens. I grew up in Athens and graduated from UGA with a BBA from the Terry College. I am looking forward to working in Athens and moving forward in my real estate career with Prudential. Currently working on the Accredited Buyer Representative (ABR) designation and have just finished the designation for Prudential e-Certified. In 2005 Qualified for Top Producer with sales in excess of $2 million. In 2006 Qualified for Top Producer with sales in excess of $4 million. Primary duties were the pricing of property, marketing, and advertising through the printed media and the internet.

During 2008 Prudential is developing alliances with Google Base, Yahoo Real Estate, FrontDoor.com, Oodle, Trulia, Zillow, and many more sites to leverage the power of our Online Advantage solutions.

This coupled with offline media such as television and print will drive consumers to prudential.com and to my listings. No one will offer such a comprehensive lineup of integrated, online alliances and resources.

An attorney, specically a real estate attorney, needs to look at your contract. If you have a REALTOR they should be able to answer the question. You need representation if the builder is not communicating to you. If there were contingencies in the contract that you cannot meet as a buyer it may not cost you anything to get out of it. How do I find a property manager in Barrow County?

Why do you need a property manager? Put an ad in the paper and rent it out yourself. Advertise "lease/purchase option available" and from my personal experience you get more calls and 9 times out of 10 you have someone who only wants the rental end of it today, they are a good tenant, and now-a-days you can let your fingers do the walking and get a handyman or contractor over to fix an issue if one arises. This is really easier than you might think, and you might get a viable buyer living in the house if you want to end up selling down the road. - Thu May 29 2008, 12:57

Question on property taxes

Is the house you are buying new construction? If so, it may be a value for 2007 based upon partial completion of the home. Not enough information to answer with any certainty, but there is a real good chance that in 2008, if you are buying a new home, your taxes are going to be adjusted to reflect a completed home. - Thu May 29 2008, 12:54

Pretty simple really. Pay off any unsecured debt. Credit cards are hated by lenders who might be able to provide you with a mortgage. They all push unsecured debt, but on the other hand as soon as you have it they hate you. I have personally paid off credit cards one month and seen a spike of 100 points in my credit scores. If you cannot pay them off quickly, pay each card down to where your balances are below, say 50%, of the credit limit. Running up your credit cards to the credit line is a killer. Beyond this keep your oldest lines of credit or credit cards. Old credit is good.

How to find money for not just a primary residence, but I have contacts for financing for second home buyers and investors. If a homeowner is in trouble I understand and have worked "short sales" to get the best deal for my client or customer.
