There are several reasons why the square footage in the tax records does not match the listed square footage.
One may be that a basement or bonus room has been finished and there was not a permit so the tax assessor's office doesn't know about it. Another reason is that when the home was built the builder gave the sq ft from the plans and then made changes enlarging the plans. The owner may also be counting footage that isn't actually heated and cooled.
When there is a smaller discrepancy, it could be a dilfference in measurements. If 3 people measure a house , there would most likely be 3 different square footages.
