About Me
Rowena is the founder of Patton Property Group at Keller Williams Luxury Division. Her background is marketing which lends itself to the marketing focus of the company, driven by new and more effective ways to search for homes for buyers, and a port folio approach to selling a home for customers. This offers a myriad of ways over and above previous approaches of signs and lock boxes on a home for sellers, and a way to find a home more effectively and in a more enjoyable manner for buyers. Markets
She keeps herself firmly grounded as the seller, buyer and investor working with Realtors that she was just a couple of years ago, knowing what kind of service she expected from a Realtor. She has sold and bought in tough markets in England, UK, Washington DC, San Diego, Miami Beach and the greater Asheville area, including Asheville, Lake Santeetlah, Black Mountain, Weaverville, Hendersonville and the surrounding counties of Asheville. Rowena has experienced markets that are inventory heavy, to Washington DC in the late 90s where escalation clauses were written into the contracts (we'll pay up to $X more) due to multi offers coming in! Today's market is shifting more towards buyers, however the wonderful thing about housing is that prices have historically gone up and down, but always in an upward shift overall. I am supposed to close on a manufactured home in Weaverville, NC

Hi Pam
It's a struggle here I know, to find stick built homes in that price range. Although Manufactured homes tend to depreciate rather than appreciate, it sounds like your Realtor has done a great job in finding you that piece of land. The land should appreciate when the market improves. A couple of considerations - if you are going to build a stick built home on it eventually, consider the surrounding properties and whether they will detract or add to the value of the new home that you intend to build. Ask your Realtor to run comps on the land itself so that you can see what value the land is, and what they are valuing the manufactured home at. That way, as you are considering the primary value to be in the land you can make an informed decision on whether the probability is high the land will increase in value over time and whether it provides a good spot to build your future home on. - Wed Jun 11 2008, 05:07

Craig's list is a good idea as a resource. Are you asking as an investor that wants to rent out property or as a renter? There are various links I can send you depending on your answer. As there are more homes now on the market, many sellers are prepared to offer a lease purchase agreement where you could rent to buy. As this becomes more popular, the awareness is growing. Also, more sellers are prepared to offer their homes that are currently listed for sale as rentals. As the rental inventory grows prices tend to go down on rent - simple supply and demand. Hi Dean. Are you looking for a vacation home or full time living? The Asheville area has some beautiful lake areas. If you are looking for a full time residence where you are driving into town to work or play on a regular basis, there are few lakes that offer this under a 30 minute drive. Sometimes those 30 minute drives are on beautiful country (but windy) roads. Many people have second homes on the lakes here as a 'getaway'. You may also consider Black Mountain, which is 15 minutes easy hwy drive to Asheville, and a thriving restaurant town in its own right. It is about 20 minutes north of Lake lure so offers you the lake fun when you want it. Lake Lure itself has some wonderful homes lake front, and many developments around and about. The town comes alive in the late spring through late fall. If you would like listings in any of these areas email me and I will send you a report. The Cliffs do a great job in each community that they have developed. As you may know, they are developing very high end properties each with golf courses and or lakes. Residents at the Cliffs get use of the wonderful facilities at the other Cliffs communities. I have lived in a number of places, UK, DC, CA, Miami Beach and now Asheville NC, actually Black Mountain close by, and we have settled here due to the wonderful mountain scenes wherever you go, a great climate, very friendly people and I understand why Asheville is continually voted the best place to live in the US. Hi Lori. I live in Black Mountain and as you may know we are one of the towns around Asheville that continues to attract people relocating, I'm glad you are thinking of living here! I work in the largest Realty office in Asheville so I see the market in the greater Asheville area as well as Black mountain.
