HOAs in Armonk

Hi Zack:
There are four HOA s in Armonk: Wampus Close, Whippoorwill Hills , Cider Mill and Whippoorwill Ridge. They are all within a half mile of each other and feature a combination of detatched as well as attached homes. Whippoorwiil Ridge and Whippoorwill Hils also have a pool, tennis courts, and a community " house".
They pay indivdual taxes and common charges and sell as single family homes.

I think you should start looking where there are organic or green grocers and go from there. If the business is there , it is there to serve the customer base in that town. That being said, consider these towns initially: Katonah, Pleasantville Village , and Pound Ridge. - Fri Mar 21 2008, 23:20

Who makes the rules about how a property can be listed?

Hi Zack:
The codes of the state as well as towns ,determine what space is considered "habitable". A space is habitable if it meets the follwowing qualifications: it should be finished with proper electrical & pulmbing certifcation. That should be followed up with a proepr Certificate of Occupancy., or "C of O".
A below grade space can be finished and used as " storage" ,but not habitable if it does not have the proper have "fire escapes" and height requirements.That would include an escape to the actual exterior/ outside. If it meets these criteria: proper Certificate of Occupancy in place AND proper (fire) escape tot he exterior it can mostly likely be considered habitable and then included in SF.
In essence : 1. read the fine print as you did and, 2. ask if the space has a Certificate of Occupancy .

In Westchester you wil encounter plane noise primarily in Rye Brook and parts of Mt. Pleasant. However the plane noise in Banksville is considered fairly " low". The best thing to do is to call Westchester County airport and ask how to track ativity over a particular area. http://www4.passur.com/hpn.html
Plane noise to and from LGA exist throughout Westchester. The controllers reroute traffic depending on weather or wind conditions so many towns will experince some noise at some point in the week, but it should not be bothersome except for a few minutes. Westchester is lcoated near several airports such as LGA, Westchester, JFK, Newark, Stewart and Philadelphia it is part of living in New York. - Fri Mar 21 2008, 22:44

I would start by interviewing agentys from your local area. Check to see what designations they have
(such as the e-PRO deisgnation) indicating additional education. Ask if they have received any awards form the Westchester MLS as well.
