Hello,
If you're looking for a good deal, this sure seems like it could be one, but short sales can be very tricky transactions so please be careful. You almost always have to count on purchasing the home "as is" and the bank is the one with the control over the process. Please make sure you do your homework when it comes to purchasing a short sale property, and be prepared to wait awhile to see if you can actually close the deal.

No closet in the den, otherwise it could be called a bedroom.... Often floorplans aren't available on re-sale units, unless the agent has paid to get one done...

Hi Kh,
This is an error -- nothing in Arlington costs this little. Another agent and I share the same thought -- that the closest address to this would be the condos at The Phoenix in Clarendon, where prices range from $300,000 for an efficiency, to up to $549,900 for a 2 bedroom. There are other Arlington buildings where you can purchase a condo for much less than that, but nothing like $12,000!

Emmy -- must be. I checked this out a few days ago when another alert Trulia buyers asked about it, and couldn't really get any good data on our local MLS, and all of the leads I followed ended in a question mark.

As mentioned, it depends on the contract you used and the wording (or lack thereof) around the financing and appraisal contingencies. It should have been the lender who sent the appraiser, not the builder. Along with exploring your legal options, you may also want to think about things like if the appraiser was local and therefore understood the local market, where the townhouse is located, how long you intended to stay in the property, how much earnest money is at risk, and of course if you have the funds to make up the difference even if you wanted to! But by all means get legal counsel. I have a good name for you if you'd like it.
