There are quite a few co-ops along E. Hartsdale Avenue, and some off W. Hartsdale Avenue. Renting out one's unit depends on a few things (and an experienced agent will know...). First, determine if the co-op allow rentals at all. Some do not, as they discourage "investors" who will not reside in the property. Rentors generally do not take as good care of a property as owner/occupiers. The next issue is financing. Banks want to know the percentage of units which are owner occupied. If a too-large percentage are not, a lending institution may not grant a mortgage for that property. Some co-ops do allow rentals of their units after they have been owner occupied for a period of time, usually at least 2 years. Some co-ops restrict the length of time a unit can be rented, for example, one 2 year period, or no more than two 2 year periods, after which the unit must be sold. If you are an investor, then buy in an investor-friendly building, again being sure that it is not overly rented, which may impact financing. Co-ops generally want the buyers to occupy the property, so that they become involved in the workings of the co-op. After all, the word "co-op" is the shortened version of "co-operative," where everyone is hopefully involved in the decision-making process, as those decisions affect everyone. In order to further clarify the parking situation in and around the Scarsdale Station (see my original answer below...), it depends on where you purchase your home. If you purchase in Scarsdale proper, you can apply for a garage permit twice a year. Once obtained, you can park in the Freightway Garage on Garth Road. Parking on Scarsdale Road is metered and has certain rules and restrictions. There aren't any private lots or garages near the station, and street parking in the area is monitored. Grayrock Road is available only to Eastchester residents who must get a parking permit, and then find a space. These are usually given to residents of the co-ops on Garth Road. All is not bleak, however. There are many local areas in Scarsdale and the Scarsdale P.O. (Eastchester and Yonkers) where one can walk to the train. Also, there are local Beeline buses throughout Scarsdale and Edgemont which bring commuters right to the train station. Your price range will have a lot to do with what your choices are. Parking in Scarsdale can be an adventure sometimes. If you are a NYC commuter, you would need to get a parking permit, available only to Scarsdale residents, at the Town Hall and good for 6 months at a time. Since there is new construction in the downtown, parking is limited. Eventually, there will be more parking. If you merely wish to shop, you will eventually find a space even if you have to circle the downtown a bit.

Sometimes, market conditions are what they are, despite all sorts of creative and heroic efforts. As a top producer in my marketplace, I have been faced with this myself. I would say to "stay the course" and not disrupt the marketing they have done. In this case, just be on the market, and ready for that buyer to come along. The reality is that things are just taking longer, and some buyers are playing a waiting game...

We are still in the midst of the fallout from the subprime situation, and the newspapers are not sending "buying signals" (although I feel it is a great time to be a buyer). No matter where your house for sale is located, the holiday period (Thanksgiving to New Years's) is typically slower than at other times of the year. People are focused on "getting through" the holidays, shopping, and are generally not thinking as much about buying a new home. That being said, you can be sure that the Buyers who look during this time are very serious. Remember, it only takes one serious buyer to bring about a sale of your home. In the worst weather, the ones who are out there looking are serious! People might also be putting off their new home search until after the new year. At that time, job changes might be more clear, end-of-year performance reviews are completed, and people feel more secure. In some places, the "spring market" may begin in the dead of the winter months. This all depends on where in the country houses are located. I would also suggest that many home sales are driven by the school year and buyers with children in school are less likely to move during the middle of the school year. This does not apply, however, to those who are relocating, due to job or personal life changes.

First, let's not confuse "Scarsdale" with areas which have a "Scarsdale P.O." One can have a Scarsdale address and be in Scarsdale, Edgemont, northern New Rochelle, the north end of Eastchester, parts of Ardsley, and the northern tip of Yonkers.
In Scarsdale proper, our inventory is slightly down, sales are brisk, and we have a slight appreciation of value. While some homes are taking longer to sell, we are still seeing some spirited bidding with some homes going very quickly, sometimes within days.
