Buy an expensive house or a modest one?

WIth the current market, I've been saying, "Buy the cheapest house in the best neighborhood". If you're already looking at houses, start out with the REO or bank owned homes, and homes that have already been vacant for 60 or more days. These properties will likely give you a little more room to negotiate on price. I'm so happy to see a buyer who is paying attention to monthly finances and trying to stay within a pre-determined comfort zone. Also, you say that you 'can handle' the closing costs, but see if the seller will pay them when you're negotiating your contract. Closing costs paid by the seller mean less money out of pocket for you. You also say that your budget is 'before anything bad happens'. This could be an indicator that you should hold off just a bit and continue to build your monthly reserves. It's always a good idea to have 3-6 months of your total household expenses saved up and tucked away in a separate account so you're not tempted to dip in. This is not the market to stretch yourself financially. We'd hate to see you posting a year from now asking for help on a short sale!!! - Wed Jul 23 2008, 08:11

You may find specific neighborhood sites, photos, tour information , schools, attractions, in addition to real estate sales information. Is it recommended to get pre-approved and how do you do it?

Chris, every real estate agent in town wishes they could clone you! You'd like to get pre-approved [before] looking at houses so that you know how much you can spend, are aware of your financing options, and can get an idea of what your monthly payment and estimated closing costs will be.

I would highly recommend starting with a local, reputable lender. You can use your current banking institution or credit union, or ask friends and family members to give you a referral. Most real estate agents have good lenders that they use. You're not obligated to use any one lender and your pre-approval is usually free.

You can expect a mortgage professional to ask you to provide your social security number, your yearly income, how long you've been at your current job, and how much money you have in savings/checking/other accounts.

Be up front with your mortgage professional (and your agent) about your long term goals. How long do you expect to own the property? There are different loans that will be offered and it's important that you are able to evaluate your options.

Are you looking to stay in Alexandria? Also, what price range are you looking in? When you're doing your online search, look for 3 full baths. You can probably find the layout you're looking for in non-garage townhomes, those will give you more finished living space. - Sun Jul 6 2008, 17:11

Why is the house I am buying suddenly not lsited at all on the MRIS?

Once the status changes in the MRIS to 'under contract' then the property will be removed from most other real estate websites. If you are using a buyer's agent, have your agent email you the listing through MRIS, then you should be able to view the photos. Congrats on your new home purchase. - Sun Jun 29 2008, 12:45
