Within 5 years the economists state that there will be an increase in prices. Alameda has decreased a bit but we are still holding fairly strong. Alameda properties are still receiving multiple offers if the property is priced correctly and is in good condition. There is going to be a proposal of an increase in our city transfer tax which the city feels will help in keeping the same level of public services. Being that I have lived here all my life and a broker for over 24 years, this is the worst I have seen in our market and our economy. With the info you gave, I would say rent it. Alameda's market has held strong. Prices have gone down a bit but we still receive multiple offers on properties that are priced correctly. Hold on to your home. Alameda property has always in the long run gone up in value. You are very lucky to be in the position to keep your home and rent it!!! This a difficult question to answer as I do not know your circumstances. I grew up on Bay Farm Island and Harbor Bay was the bay when I was young. I still live here and have been a broker here for over 24 years.Do you live on Bay Farm or Harbor Bay? There is a big difference. Does your home have equity? If you rent will the rent cover your loan payment plus taxes and insurance or will you have a negative cash flow? Do you think you will come back to this home? Would you like to keep it as investment property? Until you speak with a Realtor to help you with these answers and more, it is very difficult to answer your question. Unfortunately any single family homes priced around $450,000 would be a small cottage or cottage. Alameda has not been affected like other cities. Our prices have come down a bit and we seeing multiple offers in many cases. You could find a 3 or 4 bedroom home in San Leandro that would fit the needs of your family. If you pick up and Alameda Journal on Fridays, it is free, it will list the rental companies in town. Also, Pam has a good suggestion, go on Craig's list, a tenant who was renting a home I am listing, just rented a condo near Seaview and found the rental on Craig's list.
