"To Whom It May Concern:
We recently used Robert Ferrari’s services as our Real Estate agent for the purchase of our house in Waikoloa Village. Representing us as buyers was more complex than usual, as we were remotely located (California), and we were selling one house in Hawaii and using the proceeds to complete the financing of our new house purchase. The money had to roll from one escrow to the next (on a tight schedule) to complete the purchase. This could have become a very stressful situation for us, what with the distance and the erroneous information received from various sources. Robert was our advocate and made the necessary phone calls (sometimes daily) to ensure we had the correct information and did everything necessary to assure we closed on time. He was also in constant communication with the RA for the folks we were buying from to make sure everyone was ‘on the same page.’ This was really above and beyond the call of duty on his part. We actually closed ahead of schedule and then Robert did the final walk through of our new house for us.
We are now the proud owners of a lovely house, and with the added assistance of a referral from Robert; we are engaging the services of a Property Manager to vacation rent our house until we can live there permanently. We simply could not have been in better hands throughout this whole process. We highly recommend Robert to anyone looking for Real Estate representation on the Big Island!

I believe you are talking about a "Short Sale", a preforclosure sale where the lender agrees to take less than the mortgage amount to satisfy the note. While it seems like a sensible thing to do to save the lender the money they would spend on the foreclosure proceedings and get the property off their books, it doesn't work out that way.
I have an offer on a short sale, all cash, close in 2 weeks and the lender, Country Wide, hasn't even assigned a case number to the property yet. We've had the offer in for two months now.
Such purchases are done with conventional lending at this time. There is talk about the feds providing funds to local governments to purchase foreclosures but that hasn't happened yet. Work with a Realtor who is versed in short sales. aloha - Wed Apr 30 2008, 10:49
Hopefully you're working with a Realtor. Have your Realtor work up a Market Analysis; this will show the selling price of similar homes in the last few months which is the best gauge of a property's worth. You may also want to know what the ratio of list price to sell price is which is another guide.
There are many intricacies involved and a Realtor will have access to all the information. You may have access as well but it will take longer searching it out on line. Also, as a buyer, there is seldom any additional cost to you when using a buyer's agent. Look for a Realtor who's also an Accredited Buyer Representative (ABR).
