Call your sphere of influence / past clients and re-connect, then mention this great value, talk up its best points and ask who they know might want a home like this. Other best place is to canvass the neighbors and ask who they know would like it - you might find someone, and you also might get valuable info as to any neighborhood factors that could be keeping people away. Is anything else selling in your area? My best advice is to look at the pending & closed sales for the time period you've had it on for and examine their amenities and trends. In honesty, once a listing is "seasoned" on the market it becomes "stale" to the existing buyers-new photos are great, but why would they be compelled to look at them in the first place? That is a challenge. The best I can find in your budget are in San Jose; 1 is a 4 plex of 4 units of 2 Br / 1 Ba (maybe people can double up?); the other is a duplex of 2 units comprised of 4 Br & 2 Ba - both are right at your budget. Let me know if you want more details. - Yesterday, 00:38

Like any relationships, it's best to officially "break up" - at least tell the agent your decision and why--and see if it's just a misunderstanding. I have buyers who say "don't call me, just send me info and I'll call when I see something I like." Perhaps your agent is waiting to hear from you that you need more time and attention. Also, if you are using a discount buyer agent, be aware that method may be the only way that agent can afford to stay in business.
Have you checked with friends who've purchased in the past year or so? Were they happy with their buyer agents? A great place to find buyer agents is the Real Estate Buyer Agent Council; it lists Accredited Buyer Representatives-and to qualify, an agent MUST have sold at least 5 sales in a limited period of time - without being a dual agent.
