Ten homes sold in Tiburon in April (4 more than in March), the average sale price was $2,016,642 and the days on the market for these sold homes was 62. One home is about to be sold. Nineteen single family homes are listed for sale, eleven of those homes were new to the market in April. Average days on the market for the active homes is 56 and the average list price is $3,101,421 Two condominiums sold in March, the average sold price was $762,500. Average days on the market for these sold condos was 76.There are 5 active condominium listings, their average price is $1,067,000. A caveat is that you need to be aware of the history of the property, has it been on the market before with the same agent or another agent and at what price.. Depends where you live in Tiburon. If you live west past Trestle Glen, at any hour it is not a problem. East past Tresle Glen (one lane highway) is a problem at school commute hours, particuarly in the morning 8am til 8:30ish can add 10 minutes (Total 20 minutes) to the commute to the freeway, then from the freeway about half an hour to 40 minutes to San Francisco. The Boardwalk Shoping Center is in Belvedere (owned by the Belvedere Land Company) Not the greatest shopping, we used to have a pharmacy and a dime store, not any more. Good news on the horizon is that Woodland's Market from Kentfield wiill take over the Boardwalk Market. There is an overlap between Tiburon and Belvedere (a street divides the communities), my belief is that the comminity will support a good supermarket. Since 1965 Belvedere has experienced an annual decrease in home prices nine times, the last two downturns were in 2001 '02 and 03. Average days on the market for a sold home in Belvedere was 100 days for the month of April. One home sold today for $9,500,000 after having been on the market for the past two years starting at $16,000,00.
