If you qualify for the loan and the owners accept your offer to buy, then yes, you have a good chance. You need to be "preapproved" for the loan first, so find a seasoned loan officer who can guide you to the type of loan that's best for your circumstances, can tell you what's required in the way of down payment, give you the amount of your monthly payments, etc. Only then can you proceed with any offer. Garry, you will want to choose the agent who can do the best job for you and maybe that's NOT the one you consider "a buddy." Contact them by phone (if not in person) and tell them what's going on with you. Be up front and ask them for credentials, if you haven't already. There are a lot of agents out there, but you want "knowledge and experience", someone who will work with and for you and you can trust to represent your best interests in the transaction. and, most importantly, will know what to do in the worst of situations. Typically realtors hold weekend open houses for the public until the home sells. An experienced agent will time the event for maybe two or three times during a month, and report the results to you.
