You can never judge the fog anywhere on the coast but one thing I do observe as a past resident of the south end of Pacifica on Pedro Point and Realtor who specializes in Pacifica real estate is that most of the neighborhoods from Sharp Park south to Devils Slide has better weather the majority of the time compared to North Pacifica past Sharp Park and even south to Montara. But, like I stated this is just an observation and it is not always true.
Each neighborhood in Pacifica has its own character. The ones that are most similar are Rockaway Beach, Vallemar, and Pedro Point. The homes are mostly different and the price range of homes are across the board. You would truely have to preview a group of active homes to really get the character of the neighborhood and style of homes. The best way to describe a neighborhood like Vallemar would be "charming", "unique" and "desirable".
The only way to judge a commute is to actually drive it in the morning during the time you would want to leave. Off the cuff, I would say approximately 30 to 40 minutes depending on the traffic on Skyline Blvd., if that is the way you go to get to 280 south.
A majority of the homes in Linda Mar are more similar compared to those in Vallemar and mostly built around the same time and are the same size. The Linda Mar/Sun Valley areais also much larger tham Vallemar and the price point considerably lower on average.
