how much was it bought for? Who bought this?

Sounds like you are buying an REO with a FHA or VA loan. The Bank (the Seller) works on their time frame and serious coordination between your lender, Realtor and the Seller is critical. If your lender is not giving you updates, call them tomorrow (Monday) and tell them you want to be updated every couple of days are more frequently.

DO WE NEED TO GIVE A DOWN PAYMENT FOR THIS MOBILE HOME??

Carmen,

To have a valid contract and escrow you have to have some money involved. Your down payment money needs to tied to a purchase agreement that protects that down payment money until you do your due diligence.

This is a Coldwell Banker listing. The listing agent has already agreed to split their commission with an agent member of the MLS that represents the Buyer. You can bring your own agent to the table to negotiate for you and protect your interests in the transaction.

This is an older unit, physical inspections and termite inspections are critical. If you have questions go to my profile and call or send an email.

To answer the second part of your question, is that the Bank that owns the property will pay any back property taxes before transferring Title to the buyer.

Is there a special site to look for Farm/ranches on sale?

It depends on where you are looking. There is a big difference between large acreage in Los Angeles County vs Ventura County. In Ventura County the two zoning designations you will be working with are Agriculture 40 and Open Space 40. Most of the properties will be listed in the MLS, however there are a few people who do specialize in this property in Ventura and they probably have some inside information through their contacts and relationships that is not available on the internet or MLS.
