What is the price of a single family home in aliso viejo ca?

Dave Osborne answered:
A quick check of http://www.400kHomes.com shows 85 Single family homes for sale in Aliso Viejo. Some are attached, most are not. The attached run $209K and up. The detached homes run $520K and up.

What type of home were you looking for exactly? Feel free to see virtually every Aliso Viejo home listed by virtually every Realtor...always free with no sign-up or obligations whatsoever. - Thu Jul 24 2008, 13:27
Dave Osborne answered:
A home is considered in foreclosure once a Notice of Default has been filed by the lender. These homes show up on NOD lists.

If the default is not cured, the property is still in foreclosure, and a Notice of Trustee Sale is filed. This is still a property in foreclosure. If the default is still not cured, and the Sale takes place and there is no buyer, the bank takes the property back...this is still a foreclosure.

Typically the bank will immediately list the home with a Realtor for quick resolution. Again, this is another resource for foreclosed properties.

What type of foreclosure are you looking for? - Mon Jul 7 2008, 15:05

How can some house so cheap compare to neighborhood?

Dave Osborne answered:
92868 in particular has a diverse cross section of neighborhoods. Along with what you may be seeing, there are also $600K and $700K homes as well..

You need to drive the neighborhoods both during the day and at night to see if it is the right area for you. Remember, a lot of prices you see are Short Sale teasers priced to generate a higher purchase price by an auction effect. - Wed Jul 2 2008, 12:04

What should i do now? for buying a home in 9 months

Dave Osborne answered:
There is a non-profit that I know of for 1st time buyers. They do loans at 100% of the purchase price with no closing costs and rates that are below market rates that are fixed for 30 years. It takes about 3-5 months minimum to get approved as they are very busy these days.

Drop me a line and I will send you the link to their website. Of course there is no charge or obligation whatsoever for this information. - Wed Jul 2 2008, 11:34
Dave Osborne answered:
Rossmoor, Northern California or Rossmoor, Southern California? In So Ca, 200K will get nothing in Rossmoor short of maybe a 1 bedroom converted apartment. Otherwise you might mean Leisure World in Seal Beach which is just across the freeway from Rossmoor.

This is a senior community and $200K will afford many of the listings in there. It is a great retirement community and the HOAs average right around $500 a month but that includes appliance repairs, replacements and amenities galore. If it is the So Cal one, you can view the listings there at http://www.400kHomes.com. Good luck ! - Fri Jun 27 2008, 18:59
