About Me
I moved to the beautiful California desert, known as the Coachella Valley, from Milwaukee, WI in 1992. I wanted to be surrounded by sunshine, wonderful year-round weather and expansive mountain views. And that's exactly what I got!

I'm more than just a Realtor, I'm also a Real Estate Broker and I have the following designations:
--one of less than 50,000 Realtors nationwide who is a Certified Residential Specialist (CRS)
--one of less that 15,000 Realtors nationwide who is a Senior Real Estate Specialist (SRES)
--I' m also e-Pro Certified, which means that I have an excellent understanding of technology as it applies to real estate on the Internet.

"Wow! Talk about fast! I first contacted Nancy on October 12, 2007, after researching real estate agents on the internet, and explained to her that my 88 year old Mother, living in Palm Springs, wanted to sell her home of 29 years and move to Northern California, to be with family. I had my first meeting, in Palm Springs, with Nancy on Wednesday, October 17th and discussed the marketing of my Mother´s home. Here is some additional information that will help you better understand what you need to know when purchasing a US property when you are a Canadian citizen:

There are two books you might want to invest in that you can review regarding Snowbirds, one is called The Canadian Snowbird in America by Terry F. Ritchie and the other is The Border Guide – A Guide to Living, Working and Investing Across the Border by Robert Keats. Both are available on Amazon.com. Any Canadian who is buying property in the US should have these books! There’s lots of good info in them.

An accountant other Canadians have used for their US property is a Canadian accountant, but he also has his CPA designation. His name is Darren Millard, LDMB Advisors Inc. email dmillard@ldmb.com, phone 604 534-3004. You might also want to consult with him.

I have no idea why anyone told you to buy under a corporate name for tax purposes. Your Canadian accountant can tell you if there is an advantage in Canada for doing this, but this would not pertain to US Taxes.

When you purchase a home in California, you are taxed each year at 1.25% of what you paid for the property. If you paid $300,000, you would be taxed each year $3750. Everyone pays these state taxes, all homeowners.

No, you would not be filing for any taxes in the US unless you worked and were paid in the US. Then you would pay taxes and also need a social security number.

As for a loan, you would need to obtain a loan in the US, as Canadian banks do not lend on US property. I would be happy to put you in contact with a lender familiar with loans to Canadians. Just email me and I'll put you in contact with them.

NOW is an excellent time to buy as your dollar is strong and our prices are very attractive. Many Canadians have bought, and continue to buy here because of that. Prices do NOT go down in the summer. Sometimes summers are our busiest selling times because so many people, like yourself, think they go down.....but they don't!

If you purchase a foreclosed home, all your paperwork for a loan must accompany your offer showing you have been TOTALLY approved for your loan. Oftentimes there are multiple offers on foreclosed homes, and sometimes they sell higher than listed because so many people are trying to buy it.

When you submit an offer on a property in the US, it is customary to submit a check (in US funds) with the offer for 3% of the cost of the offer. On a $300,000 home, you would submit a check for $9,000 US dollars with your offer. If the offer is not accepted, the check is returned to you. If the offer is accepted, that amount is deducted from the total amount you would need to close. Closing costs are typically about 1% of the cost of the offered home. Most homes take about 4 weeks to close, some sooner, some a little longer.

If the homeowner stops paying the HOA payments and then the property goes into Foreclosure, any monies that is owing the HOA prior to the foreclosure is a loss for the HOA, however, once the bank takes over the property, the bank will pay the HOA fees. Most HOA's have reserve funds in their budgets to allow for things of this nature to happen.

If you are a buyer, it is very important that you not only review the HOA budget, but also their reserve fund. In California, the Escrow company orders this documentation from the HOA management company when Escrow opens, and once you receive ithe HOA docs, you have (5) days to review. If you are dissatisfied, you are able to cancel your escrow at that time.

The normal time to remove all contingencies in California is (17) days after the offer is accepted, however, if you have not received the HOA docs in the 17 day period, you still have (5) days after receiving them to act on this contingency.

I served on the Board of our HOA with 370 properties as Treasurer and President, so I am quite familiar with this situation. I hope this answer has been helpful. - Mon May 5 2008, 12:18

When will house prices start to appreciate again?

Now is an EXCELLENT time to buy, especially if you are financing your purchase. Interest rates are extremely attractive. I live and sell in the California Palm Springs Desert area and many of our properties have actually "held their value." Real Estate has always been a good investment if you are buying in an area that is NOT depressed. Even during times when prices are low, they always rise up again. Flipping a home in today's market is NOT anything I would recommend trying, but holding on to it, enjoying it, building equity and eventually selling as you mentioned is wise. It will also offer you a nice tax break as well.

As for selling your home, you need to ask yourself WHY are you selling. If it is only to make a profit, then you need to wait until the prices in that area have risen enough to cover the cost of selling. And that will depend on the area you are living/investing in.

Just like stocks, there is no "crystal ball," but both the stock market and homes have generally risen over time, and are very good investments.

I specialize in selling and buying in golf course communities and I would be happy to send you a list of golf membership information on various courses. I am assuming you are talking about purchasing a golf membership as well as a property. Each community also has it's own personality. Here are a few questions I ask my clients BEFORE we start looking at homes to better determine if they will find others their age with similar interests: I ask their age, as I'm sure you want to socialize with others of similar age and also similar social interests. In addition, are you also interested in tennis, hiking, biking, fitness, etc....as some of the developments also have groups that get together to partake in other activites as well.

How important is it for you to be within 10-15 minutes of shopping, theatre, restaurants, good hospital facilities? This also helps determine where you might be interested in buying. We can always find you a great home in a nice golf course development, but looking at the above considerations are also very important. You want to be in a community that you will feel comfortable in, and find others with similar interests.

Yes, there is a very sinple and quick way to check, just as all Realtors do. If you go to my website: www.PalmSpringsHomesAndEstates.com, then click on the TAB for "MLS Home Search," this is the SAME MLS site all of us Realtors use.

Once at that page, click on "Search On My Own." This brings you to the MLS. You can enter the cities and areas that interest you, be sure to select RESIDENTIAL and you can also select Attached Condo or Single Family Detached Home. Then select other Criteria like, Price, How Many Bedrooms & Baths, approximate Square Footage.

Once you have answered questions under GENERAL CRITERIA, you can then select ADDITIONAL CRITERIA which is also a Tab at the top of the page. Here you can fill out more information as well. NOW......scroll all the way to the very bottom of the page and you will see the word "LAND." Here is where you can select FEE Land, or LEASED Land.
