As a full time Realtor in San Diego, I work both with buyers and sellers. For the past 3 years, I have been in the top 9% of sales professionals in my company, Prudential CA Realty. Hi Jon: You certainly have great taste in picking communities. I have lived and worked (full time Realtor) in the area for the past 8 years. In your price range, you would be looking at a condo. Hi Terri: There are several communities that can meet your criteria....they include, Carlsbad (92009,92011) Del Mar (92014), Olivenhain/Encinitas (92024), Fallbrook with Bonsall Schools, 92028,La Jolla (92037), Poway (92064), Rancho Santa Fe (92067), Solana Beach (92075), Rancho Bernardo, which includes communities such as Santa Luz and The Crosby (92127). These communities have some of the Top Rated school districts/.schools in San Diego...I would be happy to present more information if you would like. Hi, My name is Maria Weiss, Realtor with Coldwell Banker...I would suggest looking in the Carlsbad area. There are many good homes in that price range. Carlsbad is a great community, with very good schools, lots of amenities and close to the beach. It is a good rental area as well. As one New Yorker to another, come and take a look at the variety San Diego has to offer. From the beach communities North and South to inland areas. Each place has its own appeal. As with other clients with I have helped to relocate is let me show you around the county and experience each area. I have a little write up on each of the San Diego communities. HI Barry: A long time ago, I moved to CA from NYC, never looked back! San Diego, as the others have pointed out, has great neighborhoods. I would also suggest areas such as Kensington and North Park. Without knowing what interests you have, where your communte would be, it is more difficult to suggest areas. If being near the beach is important to you I can fill you in all the different communities. Also, an important factor would be whether you would want a single family detached home or a townhouse/condo. I would be happy to answer any questions you may have...P.S. I know some good delis too! Everyone has an opinion on the real estate market. Realtors do not make 6% on each transaction. In California, according the CA Association of Realtors, sales are way up and pricing is down. Will it continue to go down? Who can predict? The other side of the equation is that there are many good homes for sale right now and buyers are getting exceptional deals. Interests rates are still good, but they have been rising. That is a big factor. If prices go down, but interest rates go up, housing on a per month basis gets more expensive. Like the stock market, it is practically impossible to know when to buy at the bottom or when the top has come to sell. If this is the right time for you, the right house and the right price and you plan to live in the house a while, why not go for it? Be aggressive in your offers. You never know what kind of deal you will get. I have a listing in Fallbrook and we getting lots of showing ---we even received an offer in the first week. There are buyers out there - they have not stopped buying. I know this is an unsettling time. Just go with your very own comfort zone....Please let me know if I can be of any help.
