Considering LA relocation

Hi Tanya;

Redondo Beach would provide a great number of choices for under $800,000. Recently the Manhattan Beach School District ( which has provides a High School that consistently ranks in the top five in California) has allowed some students depending on their exact residence the opportunity to attend.

In fact many buyers in LA or on the westside have bought in the South Bay Beach areas simply because it is more reasonable to live in an area that has great school districts rather than pay private school fees.

As a 50 resident of both areas I would be happy to help you find the correct location as well as provide a referral fee.

Unless your looking to buy a Townhouse/Condo, without putting down 30% to 40% finding a property in the PV/Rollings Hills area with minimal negative cash flow would be very difficult.

There is a lot to consider here so please give me a call so I can wade you through your options on the hill.

I own a couple of horses on the Hill so maybe we can ride together:)

There are a number of reasons the seller may be refusing the repairs. One of which he may just be trying to make you mad because he has a better back up offer.

Most of the issues in this situation have already been addressed by competent Realtors, before my response.

So let me just summarize by saying that if you read your contract (assuming it’s an updated CAR form purchase contract) you will see that the sellers have no obligation to respond to your request for repairs.

Therefore since the ball is in your court, you and your Realtor should try to determine why you think the seller is acting irrationally, and then take advantage of what ever situation that is. Do your homework first then make the best choice. Cooler heads usually prevail.

Wow ...you got a lot different answers on the property tax question didn't you? The funny thing is that most of them were correct.

You can certainly find a condo in Culver City for $450,000 and I would be happy to help you find one.

Yes I believe $200 is a good ballpark figure for PIMA payments if you need to go that route.

Each HOA has a different policies and so it would be up to you, when you review your Associations policies, prior to the close of escrow, to make sure your OK with the coverage. Earthquake is of course the major concern given its high expense is usually reflective of the HOA fee.

Prices are coming down and are going to continue to come down for at least the next 5 months; however they are not decreasing at the rate of 10% in the beach communities recently. Overall it has taken about a year to see that decrease.

There are too many questions I would have to ask you consider why if you have made reasonable offers they are being rejected. Your Realtor should be able to answer.

The most important question for you is do want to take advantage of the low interest rates currently on the market verses the possible increase in the near future that would offset any decrease in home prices?

As you know property at the beach is always a good long term investment. Over the last 30 years we have seen at least a 1500% increase. Buying in Hermosa is a good bet. Don’t be afraid if you hang on long enough you can only win no matter what your fears are now.
