Following up to this OLD question! I got quoted in the Rocky Mountain News today about how strong the Denver Market really is. The PMI report can out saying that Denver has a 1% chance of prices being lower in 2 years than they are now. That is very GOOD news.

Our market has some very strong pockets as well as weak areas. What sort of investment are you looking to make? I ask only because a long term investment is different than a fix-n-flip. If I were going to invest long time, I'd be looking at the light rail corridors. We have 3 lines right now with another 119 miles coming in the next decade.
Downtown has some great values for renovation in the NE side. The area around Fitz is ripe for an investor.

If the commute and space are your main requirements your best bet would be Brighton to the NE or Bennent to the east. Both have a good selection of homes on land.
I really like the area in Brighton because it is a growing area with lots of new commercial businesses, a beautiful medical center and the lovely Barr Lake State Park.
You have easy access to DIA (on 470) and Downtown Denver is not all that far away.

Your listing will in in the same category as all the others. What will differentiate it will be the "co op" fee. Be sure to pay a selling agent a decent fee for taking on both sides of the transaction. You are essentially a "FSBO" which normally means extra work for a selling agent.
Treat your selling agents right and they will bring buyers to your door. That means make your home as accessible as possible, easy to contact for appointment, easy to show and in ready condition.

The best way to handle this process is to use the title company that closed your loan. Problems occur when the Quit Claim Deed is incorrectly prepared. By using a professional who does this everyday, you will lessen your chances of making an error.

Evergreen is a very popular mountain town that is easy commuting distance to Downtown Denver. I've relocating many families there who want to have the Colorado mountain living lifestyle, but have to work in the city. Currently the real estate market there is good. We have homes to choose from, a slightly slow market, so I would say the buyer has the upper hand. However, 20% of our homes sell in the first 30 days on market, so the "good ones" do sell quickly.
