Yes is very possible, But every situation is different. All banks operate differently from one another. Some banks are more inundated than others. I specialize in the foreclosure market in Las Vegas and Ive had some files that have been in foreclosure almost a year before getting finalized, either it was a short sale or a loan modification.Banks are Like a box of chocolates you never know what you ll get. A rule of thumb though, never count on that. Learn what your local laws are for the foreclosure time line and proceedings.Good luck. - Thu Jul 24 2008, 07:45

Do not let the banks bully you in to thinking that you cant do a short sale. The truth of the matter is that you can do a short sale. In the over all You need a expert short sale agent that can guide you thought the process. An agent that wont take no for answer from the banks. If there is a will , I can a sure you there is a way. First time homes and FHA are a great way to start. Since the the dissolve of sub prime markets in banking, FHA has steeped in to fill the need. The guidelines for FHA are more flexible than ever before. FHA loan limit were recently raised also. With an FHA loan their loan to vale is 97%, and they do allow the other 3% to be contributed by the seller. That way you can be at 100% financed and keep your 20%. You could also have a savy agent structure an offer that also includes your closing cost to be payed by the seller.That way you minimize you out of pocket expense thought the whole process. - Wed May 7 2008, 09:09
