Im buying a house in Gray's Ferry. How safe is it? Crime rates seem lower than other parts of the city.

I recommend that you check out the neighborhood. Talk to the people who live there. Ask them questions such as how have they lived there? What do they think of the area? etc... Visit the site on diffirent time of the day to see for yourself what activities are happening. If you're satisfied, then go for it.. I recommend these suggestions to all my out of state clients who are not familiar with our area.

Mercy answered:
It is always a good idea to do the walk thru because you don't always see any problem or potential problem during the inspection period (if you did your inspection). In addition, you check the inventory of things that are included in the sale such as refrigerator, stove, washer & dryer, window treatment, lightings, fans etc... If they are not there during your final walk thru, you can hold the funding until they are return or replace. You also need to make sure that all the requested repairs have been done by the sellers.
