Please Communicate you dissatisfaction to your current agent. It may be uncomfortable to do so but remember it will be just as uncomfortable for them as it is for you. It may be the agent is unhappy with things too and the broker will probably want to assign you a new agent to keep you happy or they may let you out of the contract. If the broker does want to try a new agent, make sure to interview the new agent to see if you are compatible. Most real estate offices have many different agents with lots of personalities and one of them should mesh well with your own. Most agents and brokers work off the principle that 1 happy client tells 1 friend about their good experience while 1 unhappy client will tell 10 friends about their bad experience. Most brokerages will not want you as a ticked off ex-client out there telling the world what a bunch of jerks they were so you should be able to negotiate a re-assignment or realease of the contract. If you have any more trouble come back and post it on trulia, the folks that answer questions on this site are really smart and you can get some pretty good free advice. My answer to that question would have to be: BUY NOW BEFORE EVERYONE ELSE IN THE NATION FIGURES OUT WHAT A GREAT DEAL UTAH REAL ESTATE IS!! Layton is an awesom area that will always be in demand especially with UTA's Front Runner commuter rail, I-15 commuter lane improvments and the Legacy Highway improvments. It will be easier for people to live out of SLC and commute to work. The Govenor's office said 80,000 people moved into Utah last year and they are predicting 80,000 more this year. If you figure 4 people per house hold thats 20,000 homes to be filled this year. Davis county is also very business friendly and the growth of local jobs will continue. The interesting thing is how much there is for sale in Layton. This is a golden opportunity to pick up an under-valued home that may or may not need some TLC and enjoy the appreciation and sweat equity over the next few years. The greatest thing that I have learned about Utah since moving here in 2003 was that this state almost completely ignores the rest of the nation in its trends. Especially in real estate. If I had the money I would be buying houses to rent out as fast as I could right now. 20 or 30 would do just fine. So, to answer your question directly... No, I would not wait. The opportunity to buy low and sell high is right now. Even if home prices did fall a bit more and if you are buying for a 3 to 5 year hold, you will see that money back and more. Check out this website for the current HUD listings in UT: http://mcbreo.com/st_utmain.htm Then click the City or County link next to where it reads "veiw all available properties" in the upper left corner. It will give you a list of the counties that currently have HUD listings. HUDs are kind of slim pickin's right now but this is the best place to find current info. Good luck! - Tue Jun 17 2008, 06:18

Fill out the quick info sheet and then select the city and school you want information on. It will email you a free, printable report on any of the schools you choose. In terms of the neighborhood... In Arcadia Heights, you are looking at mostly larger single family homes ranging in size from about 3000 sq.ft. to about 5000sq.ft. + and built between the 1960's all the way into the 1980's with a smattering of twin homes (twin homes typically share a common wall with the neighbor) built mostly in the 1970's and being about 2500 sq. ft. to 3300 sq. ft. in size. This area can command a high price. The twin homes will run you in the high $300's while the single family homes start around $450,000 and go up to around $800,000. This is a VERY nice area and if you can afford to buy in this price range, now is a great time to do so. The market is still a "buyers market" and you should be able to secure a pretty good deal for yourself. This neighborhood should have no trouble gaining in value as the market firms up in the coming year or so. Some things to consider with homes built before 1985 ish: Depending on what the previous owners updated, the house may need a roof replacement in the near future, asphalt shingle roofs ususally last about 20 years. It may need some plumbing updates (older homes may have iron pipe and they can corrode over time, say 30 years or so with Utah's famously hard water. The decor may also show its years in terms of the style or colors of the home, orange shag carpet and harvest gold counter tops were always my favorite along with avocado green appliances and bath fixtures! The house may need windows to be updated as well, double pane window were not mandatory in those days which can severly effect your utility bills for heating and cooling. Another concern may be lead based paint. Any home built before 1978 will require a disclosure form and an informational pamphlet provided to you by your real estate agent, educating you on the possible dangers of lead based paint. In short the pamphlet reads: Don't eat paint chips! and don't allow anyone to inhale the dust when you sand lead based paint! It also explains some remedies for the removal of lead based paint, one of which is to prime and paint the walls with a Latex paint. People deal with the lead based paint issue all the time, so you shouldn't have to demolish you house to remedy the problem. All that being said, you may find homes where most, if not all of these issues have already been handled and will not be a factor in your search. I try really hard to be the guide and advisor we Realtors are supposed to be, so I figured you should have the "nitty gritty" and let you make an informed decision with some relavant info to think on. Interests
Some of my interests include..... Well, real estate. I can't ever seem to get enough of that subject. I enjoy camping anywhere in the mountains. I enjoy fishing for anything that swims. My Xbox 360 and I are pretty close as well. I like to play Oblivion, Call of Duty4, Saints Row, The Godfather, and I can't wait for GTA4 and Fable2! My wife and I like gardening together. I will post some pics of my yard cause it is so awesome! My wife is the one who masterminded our garden. She has great taste in pretty much everything.... except ice cream. She only likes vanilla! Who only likes vanilla?! There are so many great flavors to choose from! I also love to cook. Grilling and BBQ are my faves but I like anything tasty. My BBQed chicken is sticky and delicious. I have also had good reviews on my clam chowder recipe. I will say this with complete confidence.... If you can bake a better chocolate chip cookie than me..... I will buy you dinner at your favorite resturaunt. But good luck with that, cause you're gonna need it! I know, I know..... gardening, cooking, and baking. Sounds like I where panties doesn't it? But hey, when you are chubby like me, baked goods are an improtant part of your day! and who doesn't like good BBQ?
