I believe that I can give you a good answer to this question. First of all there are a lot of married students at BYUI. You can rent to any of the married sutdents. That would be single family homes, duplexes, Condominiums, Town Homes or what ever. There are no restrictions at all on married housing. As for single student housing there are strict rules. Until recently there were a lot of older homes near campus that had been converted to Single student housing. Several of these properties are for sale but the University will no longer approve them for single students. Only complexes with 10 units or more will be approved for single students up to age 30. There are places where several of these homes could be purchased, demolished and a new complex built to meet the new standards. There are also some of these larger complexes that do come up for sale occationly but I am not aware of any for sale at the present time. The University is projecting a need for 3000 additional beds in the next 3 years or so. An investor looking to build should be able to do well.
