Mr. Mills,
Trulia is pulling their information from public records. They are only pulling the "above grade" information. Almost every area in the country, including Denver and Pueblo, do not count any below grade, or basement square footage. Our local MLS, is the only one I know that does count basement square footage. In fact, every HUD foreclosure sold in our MLS is listed without the basement information included, so they are consistent on a national basis.

Hi Brian,
Right now in El Paso county, the tax value to actual value is all over the board. When the market was booming, most homes had a tax value 10-20% below actual value. Now it can be high or low. An appraiser will take the past 6 months of sales of similar homes, in the same neighborhood to establish a value. If you want to provide me with the property address, I would be happy to run a CMA and email it to you.

Hi John,
If you already have a signed "Contract To Buy & Sell Real Estate" with the seller, your broker would have more than likely made contract contingent upon an acceptable property appraisal. If "Appraisal Deadline" and "Appraisal Objection Deadline" dates are filled in on the date table of the contract, then the seller has already agreed to let you do one, and can't deny it. - Fri May 8 2009, 07:05
