Dear Sigal, thank-you for your inquiry. I will try to answer your questions as best as possible, realizing of course that some of your questions are very generic in nature, my answers may not fully and completely address your questions.
1. Q: What was the depreciation specifically for condos? A: The latest data we have for Sept. 08' indicates a level of appreciation, not depreciation, based upon year over year sales (Sept. 07' vs. Sept. 08'). Specifically, the median price for a condo in Boulder went from $ 240,000 in 2007 to $ 261,126 in 2008, and the Average price went from $ 285,109 to $ 302,560.
2. Q: Have condo prices appreciated more than the rest of the market during the good years? A: In the last several years, condo prices have not appreciated as rapidly as Single Family Property, however, recently (in last 3-6 mos.), condo prices have appreciated greater than Single Family Property.
3. A: Since it is important for me to be able to find renters, would I regret buying a scenic condo away from The Hill and Peal Street (5mile-12mile)? A: Not necessarily, the rental markets for those areas are strong now, but so is the rest of the Boulder market in general.
4. Q: Where is the mysterious 8005 zip code? A: I assume that you mean 80305 zip code, which is in the Table Mesa area south of C.U., and west of Broadway.
5. Q: the CU an independent 80309 zip code? A: I think that 80309 must be a zip code used for CU (not certain), but it is not one that is widely used or required.
