I've been selling real estate long enough to know consumers want and need information about the housing market, neighborhoods and home styles. They want to know all the options and prefer not to have a pushy broker making decisions for them.

When it comes time to purchase my clients know enough about these facts they make the decision as to what to buy, with confidence. Having satisfied clients is my goal.

As an early adopter to the internet, I created a consumer driven website, providing information about metro Denver neighborhoods and the process of buying and selling homes. What locations should we consider to buy in the Denver area?

In addition to some of the suggestions already put forth here, I would suggest you look at the Southlands area of Aurora. The Southlands Shopping Center is a marvelous new area consisting of an old time Main Street, filled with stores and restaurants. It's quite a destination.

In the area there are several newer neighborhoods with a variety of home styles/builders to choose from. The location is at E470 and Smoky Hill Road.

BTW the view of the front range from this area will knock your socks off! :)

How do I get a loan for a fixer upper?

You should be able to get a loan and fix up the home on your own by using conventional financing. FHA requires homes have a minimum standard of condition, so they won't work. Hopefully you have saved an additional amount for the down payment.
If I were you, I'd talk to a reliable lender who can ask the right questions and provide you with the proper advice. If you would like a suggestion, call Frances and Rusty Wehner at CTX. Luxury units are just as susceptible to the market fluxuations as any other property. In fact luxury properties have had additions woes with the financial market problems of last August. In Beauvallon you have a new building with lots of units available, not to mention additional competition of even more luxury units coming on line. More competition in the market will effect the supply. If the demand isn't there, the prices will go down.

Sorry, if your home isn't selling it's price, condition or location. You control two of the three. I suggest you listen to your broker. Let your broker show you on paper what is happening. Brokers don't control the market.
