Exposure is ALWAYS the name of the game. You need to make sure your property is being seen by as many eyeballs as possible. Unfortunately, even proper exposure won't overcome pricing. You mentioned you need to make a minimum amount. Is that amount realistic? Or, might you be better off waiting until the market improves.
I've sold many places in Platte Park, and have developed a couple R2 lots there. My experience has been the R2 lots sell fairly quickly, at fair prices. I'm happy to take a look at what you have if you want to get in touch with me.
