Why I became a REALTOR@
I have bought and sold homes a few times before I decided to make this my career. My experience with Real Estate agents were less then impressive. I felt that the level of work that was put in by them did not equal the paycheck they recieved. I also felt that almost all agents have a fake and ingenuine attitude. I do not appreciate anything fake, and am of the opinion that most people do not appreciate it as well. To be perfectly honest with you, I decided to become what I did not like. I saw a wonderful oppurtunity. If a fake, ingenuine, only out for the sale agent could do very well in real estate... then surely an honest, straightshooting, care about the clients best interest attitude would do at least as well. I work with the values I wish my agents had. I ALWAYS return calls in less then 2 hours, I ALWAYS maintain communication, I ALWAYS listen to your needs and form my marketing and system around you. I feel that when you invest in peoples needs first, your buisness has no choice but to thrive.

This will sound a little strange, but an appraisal and a comparative market analysis are not the same things. If you want to sell your home fast, you need to be the lowest priced property against your competition in the area. An appraisal will show you what a bank will loan on that property, but does not reflect or account for the time on market, nor the competition. If you want to shoot me your address, I can do a quick CMA for you and tell you where you should be at to sell quickly and still make as much as possible on the sale.

Most builders carry an inventory, so unless you want to customize your home, you should be able to find what you are looking for. Most of my business is in New Home Sales, I not only can provide you with the most current incentives, but also negotiate a better deal then they would give you on your own. I can put together a list of new homes in that area if that would help you. Just send me an email with what you are looking for in a home and I will get you homes to view! I would be glad to help!

Ok, the language used here is misleading. I see answers that are just incorrect. As a seller you pay your own closing costs which include RE fee's. This is probably what you are talking about. The buyers have their own set of fee's and closing costs that they must come up with outside of what you are paying. What happens is a lot of the time a buyer will not have the money to put down for their side of the closing costs so they ask the seller to pay a portion or even most of them. (4%max). You have the option of accepting or declining.
Some advice to you as a seller is look past the details of the items in the contract and focus on your "net". Someone who offers you a "clean offer" but it is 20k less then asking price could be the same as an offer jumbled with closing costs, repairs, home service plan, etc. as far as the $$$ in your pocket. Your Realtor should bring you a net sheet showing you what you should walk away with.

This particular site only has data that people input, it does not access the MLS. Another popular website is Zillow, but please do not trust that either as home owners can go in and input whatever sales price they like. There is a home in our neighborhood that claims to be sold for 1.2m but the actual market value is more like 200k.... If there is something particular you are looking to gain, please let me know. I don't mind getting you the data for that area.
