I was born on November 6th 1977 in Miami, Florida. My parents moved to Texas when I was 10 years old. I grew up in the small North Houston suburb of New Caney. I graduated from New Caney High School in 1996. Shortly after graduation, I joined the United States Air Force where I served as an F-16 crew chief. I served in our military for 9 years before deciding on a change of career into real estate. While in the military I was able to mature into the man I am today. I married my hometown sweetheart Chel. Pursued and acquired my Bachelors Degree of Science with a major in Computer Information Systems and Management from Park University in Parkville, Missouri. I had the honor of serving 1 tour of duty in Iraq during the Operation Enduring Freedom campaign. I have traveled halfway across the world and have met lots of interesting people along the way. The military has ingrained a sense of discipline and values that I have carried into my real estate career. These values are: integrity, service before self, and excellence in all that I do. I pride myself in being able to apply these values into every real estate transaction and client that I meet throughout my career.
To me, one of the most important attributes of a good agent these days is making yourself available for your clients. I understand there is nothing more frustrating than not being able to get a hold of your agent. I have been on the other side of the transaction with going though the process of selling my own home before I became an agent myself. With today's technology it is easier than ever to get a hold of me. Some of my clients prefer email over the traditional phone call, or prefer a simple text message. I can guarantee that whichever method you prefer, I make myself available to my clients at all times, and any questions will be answered promptly!
Other interests of mine include motorcycle riding, playing a little golf, playing cards, and thoroughly enjoy football season. Of course, I love spending time with my wife and young son Dylan. My family is the glue that keeps me together. Trying to balance family time and a real estate career is tough, but I am lucky to have their support, as they too understand the strains of a real estate transaction. They understand the importance of the commitment I make to my clients!
""My experience in working with Mr. Larkin was very positive. He was very knowledgeable about the property and lease terms, and was very helpful. Jeremy took the time to show me the rental property after business hours on short notice. This made my life so much easier, as my schedule did not allow for any other time to be dedicated toward locating a rental.
Mr. Larkin was very easy to work with, and I felt very comfortable throughout the entire process. Other realtors I had dealt with always seem like they are trying to sell you on an average property, or cover up any imperfections. Jeremy showed us the property exactly like it was, and pointed out every little detail, good or bad. He was also very open to my questions and responded with honest answers. I have gotten the run-a-round many times with other realtors, but with Jeremy, I knew I could trust him.
I have been more than happy with the rental property I am in now, and my experience in dealing with Mr. Larkin. I would highly recommend using Mr. Larkin when looking into real estate. Thank you Jeremy.""

""I chose Jeremy as my agent to sell my house because he seemed very eager and motivated. In less than a month, he negotiated a contract and I was able to get my asking price. When it was time for me to purchase my new home, I looked Jeremy up again without hesitation. He was able to schedule numerous showings for the various listings I interested in. Jeremy was very accommodating to my schedule and I enjoyed working with him. He was very dedicated and worked very hard to ensure I received the best deal possible. Because of his professionalism I would highly recommended Jeremy.""

""My husband and I decided to list our house with Jeremy after a disappointing lack of response with BuyOwner. Within weeks of signing on with Jeremy, our house was being shown to prospective buyers! In a very slow market, we were worried we wouldn't be able to sell our home quickly. Fortunately, Jeremy pulled through and negotiated a terrific deal for us. His dedication and attention to detail meant little hassle for us as we were preoccupied with other concerns regarding our upcoming move overseas. We were certainly impressed and wouldn't hesitate to work with him again!""

""As first time home buyers it was important to us to have someone who was concerned about our needs. Jeremy was there for us anytime we needed him. His persistence was our gain. We found a home we love and we will definitely use Jeremy as our realtor for our next purchase.""

I agree that FHA may be the way to go. A lease option situation may be a way to go as well while a credible credit repair company works to repair the derogotories on your credit reports. I have an in house mortgage broker who will be able to answer the mortgage questions for you, but don't be discouraged there are alternatives. I know plenty of investors who would sponsor a purchase for someone in your exact situation, even a brand new home. Money in the bank, a good income, low FICO sounds like a perfect fit for our companies Lease Option program, if we can't get you into a mortgage. Contact me for the details of a Lease Option. - Wed Apr 23 2008, 13:06
Really the only way i would be able to answer your question is to really evaluate your situation. There are options and i may have just the program for you. Contact me so i can send you an application or we can just go over your situation on the phone. - Wed Apr 23 2008, 12:50
Of couse i love it when i'm on the receiving end of a 4% commission, but the reality is it's the buyer that ultimately has to fall in love with the home, not the agent. It's not like we can pull off some used car salesman tactics and talk someone into making a 200k purchase. If you are serious about taking 1% away from your commission you should reinvest that into the house to overcome some of it's shortcomings to help it sell faster, and make the home irresistable to the buyer. Same thing with BTSA's if you are going to give your income away at lleast do so with giving the house the best chance to sell to the buyers not their agent, unless of course i'm showing the home and you want to give me an extra 1%, and my buyer already loves the home :-) !!!
Best of luck to you! - Wed Apr 23 2008, 12:30
It really depends on the the type of investing you are looking to do. Short or Long- term investing. Prices are very low and it is a really great time to invest in specific areas of real estate around the Houston area. It sounds like you could really use some consulting from an investment expert in the area. There are so many different ways to invest in real estate, and i'm just not going to give a blanket answer of yes. Once again it really just depends on the type of investment you are looking to get into, and what your long and short term goals are for your investment portfolio.
I've invested in this area and have led many of my investor clientele to invest in this area. I also own a local development company in the area. Please contact me if you would like some consulting and to begin building or further build your investment portfolio. - Wed Apr 23 2008, 12:21
Hello, I'd be happy to answer this question for you. I primarily deal with houston area investments, and all types of 1-4 family investments. Is there a specific property type you are looking to invest in. I ask this because that would possibly change my answer to your question. Typically i won't even start to evaluate a properties investment potential without a 1% rent to aquisition ratio. There are many factors that go into this that i would slightly adjust my 1% cutoff, but generally 1%.
I do some investing myself and own a local development company here in Houston. If you would like to discuss this further or we can go over some possible investment opportunities here in the area, please contact me. - Wed Apr 23 2008, 12:06
I tend to be sucessful with my listings as I get them (Conroe, The Woodlands, Spring area). I really enjoy the negotiation process as i tend to get lost in my clients situation and treat their situation as if it was my own. I tend to get emotionally tied to each transaction which has it's plusses and minuses.
If I had to say I had an area of expertise, I would say it is in investment real estate. I am a numbers driven individual and seem to relate well other investors. I feel I am well qualified to engage in investment real estate due to my own sucessful investing over the years. I currently own a development company which develops multi-family properties in the Houston area.
