Michael & Tracy Russell have over 10 years of experience helping buyers and sellers. We started our real estate careers in Colorado before moving back to Kansas so our children could be closer to family. We pride ourselves on providing 1 on 1 service. We do over 90% of our business based on referral or repeat clients.

most likely not. If it is a bank owned property they will choose the best offer. Some banks like wells fargo and countrywide require you to be preaprroved by them to make an offer on one of their foreclosures. However you are not required to use them as your lender, they just do that as a safeguard in case your prior preapproval falls through.
If the house has several offers the banks will probable give you a couple of days to submit your highest and best offer. Be smart and bid what you feel the home is worth to you.

I would refuse to close unless money is placed into escrow for possible damages. Protect yourself the best you can.

If it is an FHA short sale you cannot receive closing cost aasistance, but the good news is that HUD only wants to recuperate 82% of the appraised value. If it is not an FHA short sale, the lender will allow for assistance as long as the bottom line number is acceptable.

unfortunately, just closed. Having Nall BLVD closed for almost 2 years hasn't helped anyone.
