I am a native of the Kansas City area and a former educator. The opportunity to teach at universities in a number of states has given me both treasured memories and considerable insight of the differences in housing and lifestyle that transferees are often confronted with. When the opportunity to return to the Kansas City area presented itself, I seized the moment, knowing that I could give my family a comfortable lifestyle and outstanding quality of life in this wonderful city.
My wife, Carolyn, is a teacher/district instructional coordinator in the Olathe School District. My son, Ryan, is a recent graduate of the University of Kansas and after working in African Wildlife Conservation this past year, is working on his M.A. in Geography at KU.
I have been a Realtor in Kansas City for over twenty-three years. During this time I have helped over 1000 families buy or sell their homes. I have considerable experience in relocation, new construction, both single and multiple family sales, executive homes and first time buyers. It is of extreme importance that each and every customer I work with is both comfortable and satisfied. I have been blessed with a loyal clientele who have sent me countless personal referrals, yet I am thrilled each time the opportunity to work with new customers occurs. There is no purchase a family or individual will make that is more exciting and joyful yet frightening, more satisfying yet stressful than the purchase of ones own home. I feel privileged to be part of that experience for so many wonderful people.
""Jim is very professional, courteous and communicates exceptionally well. He was referred to us through a neighbor and has proven to be an asset to us. He follows up very well and did not pressure us in any fashion.""

""Jim is the most exceptional agent that I have ever worked with, both personally and professionally. He is honest, considerate and always does what is necessary to help. ""I noticed Jim Good sold a nearby house quickly. I had originally intended to call the company I used to work for. After talking to Jim, I felt he was very professional and honest. He sold my home even faster than the one down the street! Jim gets an A+!""

""Jim spent a significant amount of time helping us prepare our home for sale. No detail was too small and Jim was always ready with good advice and practical ideas. Anyone who has ever sold a home will tell you there are many things that can go wrong. Due to Jim's attention to detail he was able to head off issues that could result in problems before they caused us concern. I am a commercial real estate agent and could have represented myself. I understand, however, that selling a house is very different from selling a shopping center. My faith in Jim was well placed. His patience, experience and hard work and sense of humor made for a smooth transaction. I highly recommend Jim Good to those who wish to purchase or sell a home.""
local family moving up Thu May 8
""Jim is an incredible agent. He is extremely competent as well as being very kind and compassionate. He is willing to go the extra mile to help his customers. When it comes time to negotiate he is at his best.""
repeat customer Thu May 8
""Not only does Jim know his real estate but he is very accommodating whenever we call. We have used Jim several times and would never use another agent.""

As others have mentioned, a west-backing home does present somne challenges in the Midwest, including Kansas City. Use of a deck or patio on the west side of a home in the summer months is considerably impacted by both heat and glare. If you have sensitive eyes or sunburn easily you might want to consider your unprotected backyard areas to be of little value to you from June through early September. Of course, if you find located a west-backing home that is otherwise perfect, you can always cover your deck or patio with a retracting awning, overhead arbor or something similar. If you are from a different portion of the country, do not underestimate the intensity of the sun in a Kansas City summer. This would be particularily important if you plan to entertain very often.
Regarding the sloped backyard, it is much better to have slopes extending away from your home than towards it. I assume, as have those responding before me, that the slope is fairly rapid and downhill from the house to the back of the lot. One of the largest disadvantage is that it limits placement of items you may want to include in your yard. This would include children's play equipment, a pool and even garden areas. The sloped lot does provide for either a walk-out basement or one with daylight windows. A steeply sloped lot can also create a much more difficult task when it is time to mow the grass. On the positive side, some of the most beautifly backyards I've witnesses were sloped or otherwise difficult to maintain. The homeowners had terraced portions of the lot with rock or timber retaining walls and working their preferences of plantings and landscape into them.
Depending upon how severe the exposure to the western sun or how steep the backyard is, either issue can make it more difficult to resale your home when and if that time comes. Remember, what is an issue to one prospective buyer is a benefir or joy to another. Best of luck. - Thu May 8 2008, 09:27
