About Me

Born and raised outside of Chicago, I moved to Missouri in January 2000. I worked at the local newspaper before going to real estate school. I worked for another office before having the opportunity to join United Country VIP Realty in Lebanon in July of 2003. My husband and I then bought the company in June of 2004. We opened our second office in Marshfield, MO in January 2007.

We are a full service office, assisting buyers and sellers in addition, we offer auction services. We are members of the Lebanon MLS system as well as the Springfield MLS system. We LOVE technology and utilize active marketing, not passive, run of the mill marketing.

My husband Ray and I have two children in the Conway school district. We have two dogs, a few cats, a horse and a donkey.

How can I find homes for sale with owner financing?

Thanks for asking the question, Royce. Finding a Realtor that you like and trust is the best way to go. Your Realtor often knows of owner financing opportunities or can put the word out they are looking for such a property. You don't mention why you need owner financing, but a Realtor may be able to explore other finance options with you. - Fri Jul 11 2008, 19:23

Alison - Without having all the details of your situation, I'm not sure what is taking place. Like the other two responses, this sounds like a short sale or some sort of distress sale. I'm not sure what a BPO would have to do with this otherwise. Who is "they"? Hopefully, you are working with a Realtor you trust and that you can talk to. You need to sit down with him/her and talk this through. . . With that said, it is common in our area for the seller to pay closing costs for the buyer. What are the chances of finding a foreclosed home in Columbia, and where should I look? I'm not an investor.

Mark -

I would try two avenues -first, you can search sites such as bidselect.com for foreclosed homes in the Columbia, MO area.

Second, I would contact a local Realtor, one that serves the Columbia market. Realtors will have access to foreclosed homes that are listed with thier multi list. They will also know of any bank foreclosures that may be in the area but not necessarily listed.

Additionally, a Reator can assist you in finding those homes that meet your criteria but are not forsclosures. Columbia may have homes that would be a good deal to you that are being sold by an owner occupant.

I agree with the folks below - both our offices are recieving more and more calls for lease/options. We have the leads and we have the forms.

However, if you'd like to try it on your own I would recommned craigslist.org and backpage.com
