There is a website that I would recommend in Saint Louis. It is a website that many have not heard of, but a lot of investor use. It is http://www.foreclosurepropertydata.com/ it is not free, nor do I have any affilation with them. The information that they pull is acurate and most other large web companies pay to pull information from this site, such as RealtyTrac. You can shop pre-foreclosures and see what is going on the market. The foreclosures that hit the MLS everyone will know about and if it is a deal it won't be on the market long. This site gives you lender information, comps, loan amount owed, foreclosure dates and so on. We have in the past contact the home owners and bought homes for amazing deals before the foreclosure happened. It can also be in your best interest to find agents who shop off of the MLS for properties and work with foreclosures, preforeclosures and short sales. If you need any help let me know.
