I compared 1st Q/07 to 1st Q/08, Bensenville, Single Family. MLSNI (now MRED) reports the following:

1/01/07- 3/31/07 - Average Sale Price 291,184, Number of Sales 26

1/01/08- 3/31/08 - Average Sale Price 236,700 , Number of Sales 11

Put yourself in the other broker's place. If you were the listing agent, belonged to the local board, paid your membership fees and dues, invested your time and money in orientation classes, etc.... would you willingly share a substantial portion of your commission with a non-member agent if you were not required to do so?

Even if you obtain your broker's license there is no guarantee the listing broker will compensate you by sharing the commission. A license does not entitle you to compensation.
Realtors are obligated to provide cooperation unless it is not in the best interest of their client. If the property is listed with a Realtor, you may need to join your local board, pay initiation fees, dues, and other fees to become a member and share in the member benefits, including compensation. - Wed Apr 16 2008, 12:48
