Agents: Thoughts on clients who want to do rehab work

Ida Mccarthy answered:
I don't "steer" my clients anywhere. I always do what my client asks me to do. If they want a rehab, we look at rehabs. If they want a move in ready home, we look for move in ready homes.

NO realtor should be steering you in any way whatsoever!!!! It's against the law!!!!!

If you think you are being steered in a wrong direction, get a new realtor.
Also, if commission is your realtor's number one priority, they are not looking out for you. Get an agent you feel comfortable with. - Tue Jun 24 2008, 12:40

Mark, I think it's active until the BANK accepts the offer, not the seller. If you see a short sale that says contract pending, you can still make an offer legally. All offers are to be submitted before closing, wether it's under contract or not.
That's why if it does say contract pending and your buyer wants to make an offer, you still can.

Home Inspection - Worth the Money?

If you're buying an older property, (1920'S 3 flat), ask the inspector if he is familiar and experienced with this kind of home. You will be surprised how knowledgable they can be if you just ask. Ask them what you just said here and they will tell you.

Then I would suggest you DO get a home inspection. They don't just point out the obvious, they also point out the not so obvious.

Offers on Foreclosures

Every foreclosure is different, depending on the amount owed, (don't forget there are usually attorney fees, second mortgages, etc that you don't know about) . It depends on the bank and their guidelines. Sorry to be so vague, but you have to deal with them on a one to one basis.
