I have 16+ years of real estate experience. I started my Real Estate career in 1975 selling condominiums in Brooklyn Park, Minnesota while still a full-time student at the Uof M.

Why no more showings?

Mark Griffin answered:
I would definitely try answer #2. If you can afford to lower your price into a different range, then cancel and re list it as a new listing. This give your price reduction a bigger punch. Everyone uses auto searches now, and when you do the expire and re list routine, it shows up on everybody's list as brand new. Also, maybe try a bonus that will attract an agent. You want to word the bonus carefully. For instance, $500 bonus to any agent that brings an acceptable offer. Paid at closing." The first thing you or your Realtor can do then is take away the bonus from the buyers agent, if it's not full price which always is acceptable. FHA question...

The listing agent should have checked to see if the Condo was FHA approved when he listed the property. Your buyers agent might have done a little research too. The lender should have checked this out too. I would try to get my money back from your buyers agent, since they didn't do their due diligence. I have a large lot in an area of expensive homes.

I believe that your lot would be more attractive if anyone could build on it. If it is an area with large homes, you might want to include covenants as per minimum square feet and things of that nature. I would keep it open for any quality builder. - Tue Jul 29 2008, 12:56

Difference in $ for the same property?

Mark Griffin answered:
I am guessing one is an expired listing that still shows up for some reason, and the other one is active and should show up. That is confusing. That doesn't happen here in the Minneapolis area on its MLS. Only one address at a time can show up. If you would like me to interview agents for you there, let me know. It doesn't cost you anything. They pay me if the relationship works out. Let me know.
