I am a full time Realtor with over 7 years experience. I work in Marshfield and the surrounding areas. (about a 25 to 30 mile radius). I love working with 1st time home buyers. There is nothing more satisying then helping someone find their first home. I also have a back ground in new construction and remodeling which I feel is an added bonus for my clients.
It is just as importanat for me to find my clients the right place as it is for them. My sellers know that I will find them the right buyer and help their transactions go as smoothly as possible.
On a personal note: My fiance & I have 5 wonderful children between the two of us. I enjoy remodeling projects and anything DIY. I also do a few decorating projects on the side. My family has been in the housing industry for over 40 years so naturally real estate is more a passion of mine than a job.

There are many positives to purchasing a home without a basement. They are usually priced less that similar homes with a basement. You don't have to worry about a leaky basement. Your laundry is on the main floor...the list can go on. What it comes down to is what works for you. Many people use their basements for storage or possible shelter from nasty weather. If the home has what you need, and there is plenty of storage, go for it. It may take longer to sell because you need the right buyer, but you have that with many homes.
One question I have...is it a stick built home on a slab? Or is it a manufactured home on piers. The manufactured are usually harder to resell and sometimes harder to finance. - Fri Apr 18 2008, 11:35
1st of all...It is best to work with a buyers agent in your area
2nd... you have to remeber you are not just dealing with a seller in finacial trouble. The lender has the final say of the purchase price. They will not typically just take any offer. Make sure your offer is "clean" meaning not alot of contingencies and your price is realistic. - Tue Apr 15 2008, 09:08

An agent can't make you list a home at a price you don't want. On the other hand, he doesn't have to take a listing with a price he doesn't either. If you are having issues talk to The Broker of the Real estate company you are working with. Also talk to an attorney. A listing agreement is a service contract. They can be broken. as the Listing agent, you are his client. Any buyer he may have on your property is his customer. He can not work as a buyers agent on your home unless you approve it. DO NOt sign anything else before you talk to an attorney. You may also tell the agent that you would like to change the price of your home. If he doesn't agree, tell him you would like out of your listing contract. - Wed Apr 9 2008, 14:33
