In our area we consider the difference between a town home and a condo is...In a townhome you own the outside...the lot, the exterior of the building. In a condo you own from the plaster walls in. The association owns from the stud walls out. Condos are run by an association made up of the residents that live there. The dues takes care of the lawn work, the snow removal and in cases where the complex is on a private street, the snow removal in the street. The dues also covers the outside insurance. Part of the dues also goes into a reserve fund to pay for future expenses (ie. a new roof or street repair). These things can vary among associations, but these are kind of the run of the mill things you'll find with condos.
With town homes, there may or may not be an association, but if the roof needs fixing, since the person with title owns the outside, the cost comes out of the owner's pocket.
