Mike Cummings joined the Century-21 system as a licensed Real Estate Salesperson within the Kalkaska office in December of 2002. He gained status as a full member of the Traverse Area Association of Realtors in February of 2003, having met all the educational, licensing and application requirements. In October of 2005, he joined the Traverse City office of the company.
Previously, Mike worked for a number of years in the field of Industrial Electronics as a Corporate Purchasing Agent in the Detroit area.
His formal educational achievements involve a Bachelor of Business Administration Degree in Marketing. Mike is also a United States Army Veteran, having served in various locations throughout the world from early 1991 to late 1994 as a Forward Observer.
Mike has furthered his Real Estate career through Broker licensing and training. He has also earned the distinction of being the Kalkaska office’s top producer for the year 2004 and continues to be a top producing agent within the company.
Mike Cummings main strengths involve excellent communication skills, advanced computer knowledge, expertise at marketing and negotiations, and an even-tempered, detail-oriented and customer-friendly demeanor.
Mike has experience with vacant land, primary homes, first-time homebuyers, recreational homes and properties, foreclosure situations, estate and divorce liquidation, 1031 exchanges, lease option contracts, commercial properties and many other facets of the Real Estate business.
Consistently holding an inventory of over 50 listings, Mike currently employs a full-time assistant and maintains a presence in over 5 Counties in the area. He currently lives near Fife Lake with his two children.

Most of the other posts are correct in what they say. Brokerage fees are generally negotiable, though in many geographical areas there are actually "typical" fees, though Realtors do have to be careful about what they say around potential clients and are NEVER allowed to talk about commission rates among other Realtors. Honestly it is a competitive issue - if your brokerage fees are lower than competing homes in the area, buyers agents are likely to not show your house because they will get paid less. It sounds harsh, but that has been my own experience in the past. To make a general statement, most brokerage fees in the TC area are between 5 and 7% for homes. As a Real Estate Agent in Northern Michigan, I surely agree with Elizabeth in that Interlochen and the entire Traverse City area are both safe and excellent areas to live, raise kids and for the retired. Rarely do we here of reports of robberies or serious crime. And I've never heard of a home invasion happening "in these parts." In fact, I would tend to say that most people don't even lock their homes when they leave during the day or at night (I don't). Working in the Northern Michigan market, we've seen stability in the lower ranges (under $140K), drops of around 8% in the lower average to higher mid ranges ($140K to $400K) and larger drops of over 10% in homes priced over $400K. Our area, while a bit slower, has not been "hit" as hard in this economy as lower Michigan has. - Wed Apr 16 2008, 08:11
