Sa, I agree with both of the other answers. I think your best chances are to consult a local Realtor for a Comparable Market Analysis of what your house is worth in this market and price it to sell. Then you can buy the house that meets your needs in the Portage area. You don't want to settle for the limited options available to you in doing a trade, if there even would be options. Despite what you hear in the media things are selling if they are priced right and show well. Rosalind - I hope you are working with a buyers agent and that is who I would turn to now. I imagine the sellers are reducing their asking price so that they can get this home sold. If you were able to move forward now and purchase this home the sellers would probable renogtiate with you. I think the question is are you doing everything possible to get your home sold so that you can buy the next one? Talk to the agent listing your home and see what other ideas they have for getting your home sold soon. Doyle - I agree with Gordon's answer! Your buyers agent should be able to prepare this information for you. It is the only way to make a reasonable offer on a property. You need to know what comparable homes that have sold recently actually sold for. I am not sure what help knowing the orignal listing price would be...the most information can be gained from the actual sold prices. Good luck! - Fri May 2 2008, 18:09
Noelia - with the recent tightening of criteria for loan approval and the credit crunch you are asking a good question. The good news is that there are still programs available with little to nothing required as a down payment. Like Melinda stated you need to speak to a reputable lender to see what you qualify for. There FHA, MSHDA & Rural Development programs that require little to nothing down. But, there may be loan programs available specific to the area you are purchasing in...be sure to ask about that as well. Remember that even though some loans will require little to nothing as a down payment most require some out of pocket costs such as the appraisel fee, application fee (sometimes), home owners insurance and your home inspection.
