Hi Susan,
I would suggest locating one agent and working with them to create a search for you specifically. The more an agent learns about their clients, the better their search results will become. I've lived in the northern portion of Oakland county and the southern Lapeer county all of my life. This area holds many properties fitting your desires.
If you find one agent that you feel comfortable enough to work with, I'm sure you will find the property that fits your desires and needs. Metamora is the center of north Oakland / Lapeer Counties ... and it's known as horse country ... and yes I see Lamas here often as well. It's always better to have your agent do the searching and save your own time for friends and family.
Once your agent locates a prospective collection of properties, go for the drive with them and see for yourself. I'm sure you'll enjoy the sites of all of the farms and animals. Good luck with your search. - Tue Apr 22 2008, 16:33
I can see that EMD ( earnest money deposits ) are done differently everywhere. Here in Michigan, EMD is typically 1% to 2 % of the purchase price with a minimum of $1,000.
EMD is NOT the down payment on the property ... it's the good faith deposit. 1% is very normal here with 2% being very generous. The Buyers Broker holds the EMD funds in escrow at least until the offer is accepted, then it MAY be transferred to the listing broker if required by the purchase agreement.
The EMD can be used toward the down payment or in any other way that funds may need to be directed during the closing. They can be directed toward the closing costs, down payment, or even refunded to the buyer if there are seller concessions to cover closing costs and no other funds are required from the buyer.

I would suggest creating a full criteria layout for a search before giving a blanket answer to this question. I have seen 4 bedroom homes go for a huge range of prices from starter homes to very exclusive high end homes.
Square footage and land sizes would be a good start along with number of baths and ages of homes in the search. The communities vary quite a bit as well. There are huge differences in many of the areas around Detroit as there are in many cities. Older communities ~ to new communities ~ near shopping or near shops.
