The problem is that you have already started working with her. If a new agent were to represent you now, there could be issues later because you have already written an offer through her. That is why I said you need to talk to her. You accepted dual agency when you wrote that offer (or earlier).

Was she working with you prior to this house?

homestead tax? why should I pay?

You don't get around it.

But what you could do is make your offer reflect the difference in the taxes. Sellers understand that selling a non homesteaded property has negative ramifications for the buyer. You could ask for a credit from the buyer at close, for example.

Remember too, that your taxes could actually increase next year even if homesteaded depending on how long the current owner has been in the house.

trulia sold homes vs mls sold comps

Ask your agent if he or she is pulling from public records. We also use more than one MLS in metro Detroit, though Realcomp is most prominent in the city. It is also possible that Trulia is pulling things like sherriff sales that are not actual sales. - Wed May 7 2008, 12:27

What kind of information are you looking for?

Buyer's agents typically do not know anything about the condition of the home, other than what they might read on the disclosures. You will have an inspection for that. They will advise you on where an offer should be but that is after they have done a cma. - Wed May 7 2008, 05:13
