Donald is right. The MLS in most areas will track sales prices that can be retrieved for a specific period of time, and a specific area. This can be a very useful tool for accurately listing your home in the current market. Listing prices tell you nothing, other than what the comparables are doing. The issue is that if everyone is over priced and not selling then you doom yourself to the same fate. Consult a professional and the best of luck to you. - Fri May 9 2008, 10:57

Every market breathes. Whether it's the stock market or the real estate market. Right now the market has exhaled so prices are deflating and buyers are making great deals. So, how long until the market breathes in?...if you figure that one out we can collaborate on a book together. Perhaps the market will continue on a downward spiral for a while, or maybe it will hold steady shortly, perhaps it will start to increase sometime. Overtime the value of homes go up so if you think you will live in an area for a number of years buy, rates are good and sellers are negotiating. My buyer had an inspection & asked the seller to correct several items

I have to agree with Eric. Just because you see a sales sticker doesn't mean your really getting a discount. Don't buy more house than you need. Everyone will fall in love with the 5 bedroom, 3 bath, with a swimming pool, and a grand piano. But if don't need 5 bedrooms, 3 baths, you can't swim, and don't play piano maybe it's not the right house for you.

You might consider hiring a real estate counselor or maybe just an independent appraiser before considering entering into a contract.
