Your home must be one of those "lookers" when driving by. The market has basically been flat over the last couple of years and it would be challengingf to recognize much, if any appreciation unless you have done a lot of improvements. Have you done any updating or improvements to the home? Are you pricing it based on your purchase price or have you had an analysis or appraisal done? What a tough question! There are lots of nice neighborhoods in the city. Alot will depend on your budget, what local amenities you would like, and what is a comfortable commute for you.
