Steering is such a broad term that it can be giving any information about an area that would show it in a negative light when compared with other areas.
A good case for calling the local autories though is what one of my clients went through. I had him call the local public liasion offer for the area he was looking at. The police office gave him the statistics, then went on to mention that if they took out the apartment complex at the edge of the area that 80% of the police runs would be eliminated from the area.
Sometimes talking to the local authorities can give you more insight than just the pure data, they can help with the interpetation. - A few hours ago

Is there anything wrong?

I had one client that offered 175 on a home that was priced at 180 by the lender. That was rejected and 30 days later they dropped price and we bought it for 171.
Another client and worked hard on estimates for repair and they bought a home listed at 212 for 165 with a 203k loan.

Right now there is no way to tell what a lender will and won't take without giving it a shot. Keep your eye on the properties that you were rejected on and wait for the price drop because it will come.

By the way ignore Lenin the marketing fees are already contracted in the listing agreement and the listing broker gets all the commission if you represent yourself. Lenin just likes to stir the pot and does not understand real life just as when he was in Russia. - A few hours ago

Joe thats great. There is so much spam on Craigs List that it is hard to find houses there now.
By the way how many of the offers came from Nigeria? Were they were sending you a certified check for the ernest money? Did it included their moving expensesand did they request that you please just hold out the ernest money and wire they back the rest? - A few hours ago

In my area one of the brokers that lists HUD properties waits the 3 day period to post them on the MLS. Any broker that checks the HUD site know they are available and shows them.
Most homes that HUD or VA have a 10 day offer window. REO property can be another matter and an offer may be accepted as soon as it's available but it will not be a low offer. - Earlier today

Please pay a Lawyer to look over the contract Before you submit it to a seller. I have seen "ETC" written into an unrepresenteted buyers contract and when you have an ambiguity like that there can be no meeting of the minds because everything is nit spelled out. - Earlier today
