how long on market and original asking price?

This property is currently available for rent for a 24 month lease at $1,995/mo. A 12 month lease is also available for $2,195/mo.

It had been listed for purchase at $328,000 in 2007.

As David mentioned below, the value of the property would be dependent on a few factors, zoning, ability to be split. Is your septic approval based on the acreage of the entire parcel? If so, splitting it into smaller parcels could be a challenge, as septic regulations are becoming more restrictive.

Your best bet would be to have a Realtor provide you with a market analysis which could be done fairly quickly, since its vacant land. I would be happy to drive by the property and email you an analysis that could help you determine a realistic listing price. Feel free to email with the details and I could have it done for you by Friday!

Does anyone use REOTrans? How do you like it?

I started using REOtrans back in December, after receiving a listing assignment from a company that utilizes the system to request BPOs and place and manage REO listings. My expereince has been mixed. I received one BPO for fee request that I missed because I didn't respond to it quickly enough - it was sent out to 3 other agents - and two BPO/Listing Opportunities that I didn't receive.

After not receiving the listings on the two BPO/Listing Opportunities, I did some research on the agents/companies that received the listings and found that these agents have received the majority of listings from the asset manager assigned to the REO and they were simply "using" me as the required 2nd BPO opinion. When i receive future BPO/Listing Opportunties, I will research the Asset Management company a bit closer before wasting my time.

Good Question! Many Real Estate Brokers and agents will tout that they're the best in a particular area by making general statements about market share (the percentage of the market that they've listed or sold), but don't give enough specific information for consumers to make an informed choice. In order to look past the hype, you may have to roll up your sleeves and do a little work.

My recommendation is to examine the websites of Brokers who have offices in the area that you're considering. Try to find the agents with the greatest amount of listings in the specific area that you're looking in. Call or email them and ask them specific questions about the area that are important to you. Then ask them some agent specific questions to find out their experience level in the area:

1. How many buyers have you represented in the purchase of a home in the area I'm considering?
2. How many listings have you sold in the area that I'm considering?
3. What was the average sale price vs. list price percentage that you were able to negotiate for buyers that you represented in the area? (ex: if Realtor sold $100,000 house for $90,000 = 90% Sale Price vs. List Price percentage - could be an indicator of how strong a negotiator the Realtor is)
4. How long does your average Buyer look for?
5. What trends to you see occurring in the area that I'm looking in?

These are strong questions that will give you a good indication of how much experience the Realtor you're questioning has in your desired area. You could also ask anyone you know who has purchased a home in that area for recommendations on Realtors, but I would also ask these questions of anyone that I was referred to as well!
