Buying a home is a tremendous investment. There are so many contingencies in contracts that can really hurt a buyer should they not know what to ask and how to ask for the right things in any offer.
This could potentially cost the buyer a huge amount of money down the road. The buyer does not pay the agent unless the agent asks the buyer to sign a buyer broker contract upfront. Please be sure you READ AND GET A COPY OF EVERYTHING YOU SIGN. Homeowners are aware that prices are down and some are in trouble in their loan. A realtor most often than not, can tell what the previous owner paid, and determine if there is a motivation on the sellers end that will affect the buyers offer. Realtors have the tools to do the homework, there are so many small details that are just assumed when not using a Realtor. As a seller using a Realtor, you get the much needed protection from lawsuits down the road when not handling a sale properly. Banks are going belly up, is your buyer approved contingent only on appraisal and inspection, or are you holding your property off the market for someone who has given you a preapproval letter not worth the paper it was written on? Realtors work for the party of their agency. Their job is to get them the best possible deal but not get them in any trouble. Let me know if i can help.
