Each state has different requirements for licensing in the field of property management. I would go to the website for the state you are interested in and see what minimum requirements are. Typically a valid real estate license is required. In Tennessee, this is all that is required, although there are many benefits to having property management certification and being a part of professional organizations in this field. Property Managment is not a position to take lightly. There are many skills required, including 1)reference checking, 2)credit history checking and interpretation, 3)management of receipts, expenses and deposits, 4)collection of rents, past dues and evacuations, 5)forced removal of tenants, 6)laws of Equal Housing, and 7)the mechanical maintenace and repair issues. This is an excellent field of expertise, or can be included in residential real estate careers.
